Welcome to our residential building! Our goal is to ensure safe, clean, and pleasant living for all residents. To ensure that communication and the resolution of any requests run smoothly and efficiently, we have prepared a brief overview of rules and procedures for you.
1. Basic Rule of Communication: How Property Management Works
According to the Act on Ownership of Apartments and contractual terms, the property manager and owners’ representatives (committee) communicate exclusively with individual apartment owners, not directly with tenants.
- Your primary point of contact is the landlord (apartment owner):
Please resolve any requests, questions regarding payments, administration, structural alterations, reporting new occupants, garage chips, or repairs within the apartment directly with your landlord.
- The landlord communicates with the property management:
In the case of requests concerning common areas or property management services, the apartment owner contacts the manager or owners’ representative.
2. Overview of Procedures in Various Situations

3. Privacy and System Registration
The property management has no contractual or legal relationship with tenants and does not provide direct services to them. The manager manages the building for apartment owners and makes information (minutes, voting, financial statements) accessible exclusively to them.
All important notices (e.g., planned water or electricity shut-offs or building maintenance) are delivered by the manager to the apartment owner, who is obliged to inform you as a tenant of these matters in a timely manner.
